I hope most of my readers are aware that what I publish on Sally's Notice are my thoughts and opinions. I do not consider myself an expert about anything, and I do not expect people to agree with me always. Someone who currently lives in Lake Worth posted the following comment:
"Sally, again you meddle in things you don't understand. Why don't you stay on your side of the street and let the big boys and girls deal with the big issues that require knowledge and common sense."
When I asked to be enlighted about my lack of knowledge and commonn sense, the commentator stated:
"You need to gain the knowledge before you offer an opinion that could hurt the city.
"People pay for my knowledge, and you want it for free? Talk to an accountant to understand the difference between amortizing a commercial property over 50yrs vs. 100 yrs. After 25 years why would an investor make/upgrade a property when in 25 yrs. they lose the property and have no residual value?
"You can be a very dangerous person when it comes to the long-term goals for South Miami."
As you can read, I am grateful that the commentator did offer some knowledge free of charge. It is a piece of knowledge that will probably be more thoroughly explained at tomorrow night's Town Hall/Sunshine Meeting at 6:00 am.
Clicking here will open the above Frequently Asked Questions document. The answers detail more than the commentator chose to explain.
I will NOT ever be paying your friend for advice. There are plenty of knowledgeable but more professional, less arrogant aholes in the field. It is true that 99-year leases have been around for a long time and do provide advantages (probably more for the tenant), but they aren't the only viable option in any situation. Although I was curious about why the city would have created the 50-year restriction in the first place (as best as I've been able to see, the reasons are more political than legal/fiscal, but in today's political climate those concerns are probably as valid as ever (as evidenced by the slick flyer with no facts but lots of promises - the good part be…

You are right......it isn't about the extension of the lease term to realize a new City Hall, Police Station and Library without burdening that cost of us, the taxpayers. That makes sense to me.....we need all of the above and have unused city assets that can pay for those needs! What was appalling was the deceitfulness in the slick, BS pushing pieces the Mayor's PAC is putting out to us residents. C'mon, Mr Mayor, stop already......people are not that stupid! "Lower taxes" through this amendment to our charter? Then why does he want to INCREASE taxes by pushing a General Obligation Bond? Talking out of both sides of his mouth I guess.
Wow! I'll miss having you there to make sure things are going correctly! I think you've been very important to South Miami. I hope Lake Worth will appreciate having you there. And I hope the move is good for you and everyone in your family! - Sally
